Overview
We are seeking a dynamic and experienced Regional Property Manager to lead and oversee a diverse portfolio of multifamily apartment communities across Colorado Springs, CO. This energetic role requires a proactive leader who thrives in managing property operations, fostering tenant satisfaction, and ensuring compliance with all relevant regulations. As the driving force behind property performance, you will coordinate leasing, maintenance, and administrative functions while building strong relationships with tenants, vendors, and team members. Your expertise in property management systems and legal frameworks will be essential in delivering exceptional service and operational excellence, while meeting established goals.
Responsibilities
- Oversee daily operations of multiple residential properties, ensuring high standards of property maintenance, tenant satisfaction, regulatory compliance and established goals.
- Oversee property management leasing efforts by promoting available units through upselling techniques, conducting property tours, and negotiating lease agreements aligned with fair housing regulations.
- Manage rent collection processes, including data entry into property management software such as Yardi or OneSite, and enforce lease terms consistently.
- Supervise property staff and vendors, providing guidance on conflict management, facilities management, and contract negotiations to optimize property performance.
- Conduct regular inspections using CMMS (Computerized Maintenance Management System) tools to identify maintenance needs; coordinate repairs promptly to uphold property standards.
- Maintain comprehensive legal administrative records related to landlord-tenant law, fair housing regulations, contracts, filings, and incident reports.
- Foster excellent customer service by addressing tenant inquiries via phone etiquette and resolving issues efficiently to enhance customer relationships.
- Support property leasing activities through effective marketing strategies, upselling amenities or additional services to increase occupancy rates.
- Monitor compliance with all federal, state, and local regulations governing real estate operations while implementing best practices in office experience and administrative procedures.
Skills
- Extensive knowledge of Colorado laws, landlord-tenant law, and Fair Housing regulations.
- Training and mentoring skills
- Spanish speaking preferred
- Proficiency in property management software such as Yardi for data entry, reporting, and lease administration.
- Strong legal administrative experience related to contracts, filings, and regulatory compliance within real estate operations.
- Proven ability in sales techniques with a focus on upselling amenities or services to tenants.
- Excellent conflict management skills combined with negotiation expertise to resolve disputes effectively.
- Hands-on experience in property maintenance coordination using CMMS tools; facilities management expertise is highly valued.
- Superior customer service skills complemented by professional phone etiquette and relationship management capabilities.
- Office experience that includes filing systems, data entry accuracy, and efficient administrative support functions.
- Ability to manage multiple properties simultaneously while maintaining attention to detail in legal documentation and operational procedures. Pay: $100,000.00 – $150,000.00 per year
