Job Overview
We are seeking an energetic and results-driven Self-Storage Sales & Lease-Up Manager to lead the leasing efforts at our Apalachee Self Storage facility. In this pivotal role, you will be responsible for driving occupancy growth, managing lease negotiations, and ensuring exceptional customer service. Your expertise in property management, sales, and administrative processes will be essential to successfully lease up the property and establish a strong community presence. This position offers an exciting opportunity to showcase your leadership skills while fostering positive relationships with tenants and stakeholders alike. Responsibilities
- Lead all sales initiatives to attract new tenants, including prospecting, follow-up, and upselling storage solutions tailored to customer needs
- Manage the lease-up process from initial inquiry through move-in, ensuring compliance with all legal and company policies
- Oversee property marketing efforts, utilizing tools like Yardi and OneSite to track leads, manage customer relationships, and optimize occupancy rates
- Conduct property tours, explain lease terms clearly, and negotiate contracts that benefit both the tenant and the company
- Maintain accurate data entry of tenant information, lease agreements, and maintenance requests in property management systems such as Yardi and CMMS software
- Ensure compliance with Fair Housing regulations, landlord-tenant laws including Section 8 housing programs, and other legal requirements
- Coordinate property maintenance activities to ensure facilities are well-kept, safe, and compliant with all regulations
- Handle conflict management effectively by addressing tenant concerns promptly while maintaining professionalism and adherence to policies
- Prepare reports on leasing activities, occupancy status, and financial performance for senior management
Qualifications
- Proven experience in property management or real estate leasing with a focus on self-storage or similar facilities
- Strong sales background with demonstrated success in upselling and customer relationship management
- Proficiency in property management software such as Hummingbird, Storedge or equivalent platforms;
- Excellent negotiation skills paired with effective conflict management abilities
- Office experience including data entry, filing, phone etiquette, and administrative support tasks
- Ability to manage multiple priorities efficiently while maintaining high levels of customer service excellence
- Strong organizational skills with attention to detail in leasing documentation and contract administration
- Valid experience in facilities management or property maintenance is advantageous
